高雄市大樹區房價一問

抱歉，小弟對於房產是完全門外漢

故想請教一下各位前輩們

小弟在大樹區的公家網站查詢地價是一坪公告5K至10K

因父母年事已高，家中房屋老舊(已不太適合居住)，剛好最近看到舊家附近在施工蓋透天

加上也近而立之年，希望能換間房子孝順雙親，讓爸媽有好一點的環境

但私下去詢問房價的部份，竟報出近千萬的價格...讓小弟著實感到不解

由於並不是向賣方詢價，消息來源就是俗稱的小道消息啦(市場婆媽之間的耳語)

故我對於這個價格的可信度存很大的懷疑...

問題是這樣: 我想了解一下，以那個地段目前市場透天的行情(非店面)，另外我怕我去跟建商詢價的時候

報出所謂的芭樂價，因為我是很誠心的想買，不想被當作是來亂的

另補充一下，當初對面也蓋了一排透天厝，我的同學有買，聽他們是說大約500萬左右購入

不過那是十幾年前的事了，我也是拿來參考一下而己，還請大大們指點迷津
