請問大樓頂樓驗屋發現會漏水,可以怎麼處理

趁最近幾天下雨,請驗屋公司用儀器測漏水

結果發現天花板有2處漏水點, 壁面靠窗邊也有2處漏水點

因為是頂樓,是否交屋前是建商要負責處理,交屋後是由管委會負責處理

所以一定會有人處理.....不知道這點是成立的嗎?

怕建商暫時處理好,驗過了,但是過陣子(或過保固)又漏了....會沒人處理

ps:頂樓上方是空中花園...有造景+鋪碎石子(容易積水)

想請問可以怎麼請建商處理&要求

(1)請建商用我指定的方式處理漏水 -->有推薦的防漏方法嗎?

(2)退款(已付房價10%) --> 這點不知道有沒有機會?
(合約上寫除非重大瑕疵,修不好,只是這是由誰來認定呢?)

(3)總價再降價

(4)不管怎麼處理都要延長保固

(5)其他....
