全世界大部分地區的房屋計價都以實坪計算，臺灣則為虛坪。以豪宅為例，公設幾乎都不低於35％。以實坪計價，如「皇翔御琚」最高實價登錄為每坪276萬元，假設公設為35％其實該物件之實坪成交價每坪為424萬餘元（2760000/0.65）實際上臺北頂級豪宅每一實坪成交價早已破400萬了，而且是424萬以上！臺北豪宅每坪400萬不是未來式，而是現在式！ -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 210.69.124.31
