台灣 "房屋公設" 走入歷史

今天新聞重點:

明年立院將修(不動產登記法)法 -

權狀中"公設"排除在登記坪數外，不再併入"室內坪數"

原因 :

I. 國際接軌 - "坪"果比"坪"果，全球僅剩中國香港將公設算產權計價。

II. 公平合理 - 建商不應該以室內價格來計算賣公設，消費者權益受損。

III. 居住面積 - 北市每人居住面積扣除公設僅約6坪，比東京新加坡還低。

結果 :

a 房屋的總價會調降 - 購屋者不需要為了公設(使用度低維護費高)多付3成總價

b 議價方式會有變化 - 健身房/頂樓花園/游泳池/1樓挑高大廳的必要性與性價比

C 重劃區和都更案發展 - 大量預售屋的重劃區與靠利潤空間的都更會有供需的衝擊
