以奢侈稅來說只要你有持有房子不管你是持分還是完整產權都算一戶即便是只有持分百萬分之1 也算持有一戶房子 2年內要賣掉房子就會有奢侈稅的問題一般客最常死翹翹的這就是問題了..... 持分也算一筆當初購100坪房子買價為5000萬(50萬1坪) 賣掉8650萬我把它分成2比過戶 100坪的房子第一筆我只賣掉5%，也就是5坪成交最價3950萬也就是第一筆成交單價為790萬如果以實價登錄+房地合一稅制，為獲利可是低於4千萬又是免稅條款內所以免稅過2個禮拜我又賣掉剩下的95坪成交4700萬換算單價49.47萬很抱歉我當初取得也是50萬所以我很可憐我沒有獲利，每坪還虧了5千塊所以免稅哭~~哭~~哭~~哭~~ 會有這種漏洞出現嗎???? -- ※ 發信站: 批踢踢實業坊(ptt.cc), 來自: 180.176.17.197 ※ 文章網址: https://www.ptt.cc/bbs/home-sale/M.1423679877.A.BFC.html
