在內政部實價登錄所揭露的買賣價錢，就我所知的情況有兩種（因為我同時有買賣的）第一種是房屋的均價【房屋的總價÷（建物面積＋車位面積）＝每坪的均價】這是在購屋網站仲介最常用的手法、拉低單價。第二種計算方式是房屋的單價×建物的登記坪數＋車位的價錢、這是建設公司銷售的計算方式、看起來單價就高一些。據了解公物機構也沒有每一筆都接揭露，究其原因：同一地段價格過高【怕轟抬】太低【會形成打壓】。因此就可抓個15%的起伏、做個買賣的參考。
