不同於其他的心得文 我直接講出我實際有看到的成交案例 2012/8 有看上一間士林新天地五樓 室內約29坪 成交價2700多 換算權狀 一坪近60萬 現在房仲說大約一坪62萬上下，漲幅約5% 2012/8 當初下斡旋霞關13樓(42.44坪，內含一坡平車位)，詳細資料可搜尋我ID 我下2600萬沒成交，最後2800賣出(仲介有給我看成交紀錄) 2014/8 霞關14樓(42.46坪，無車位)，我下斡旋2700萬沒買到，最後成交2820萬 一個車位抓200萬，漲幅約7% 另2014/8 圓山福第五樓(40.4坪)成交價2350萬元，一坪約60萬 看起來士林區這兩年漲幅已經有限了(扣掉仲介費，跟所花的時間精力，幾乎沒什麼賺) 要買這裡的可以多參考 -- ※ 發信站: 批踢踢實業坊(ptt.cc), 來自: 27.240.21.51 ※ 文章網址: http://www.ptt.cc/bbs/home-sale/M.1411127878.A.8EA.html ※ 編輯: raymondhsu (27.240.21.51), 09/19/2014 20:05:12
