兩位人士不要再吵架了德國的制度是這樣的假設你要賣房你就可以去開價去買賣然後跟人達成交易並且登錄實價而政府就會依據你登錄的實價參考附近幾個交易行為由政府的委員會決定你的房屋合理價錢如果超過20% 你就必須要把多餘的錢退還給交易人否則你就是詐欺要判刑用白話文來看假設我把帝寶用2億賣掉ceca 然後ceca會去登錄我花2億買了帝寶這時候大安區公所會把帝寶本身的房屋以及鄰近的房屋的實價登錄調查出來但是因為很少有房屋是完全一樣的於是會有委員會來決定一些轉換認定例如帝寶2樓跟頂樓價差就會很驚人但是這個委員會會仔細的去分析然後告訴你委員會認為你的合理價錢多少只要沒有賣價沒有超過20% 就不算違法超過我必須要找ceca重新談價錢而德國這項政策並不是打擊炒房只是單純打擊房地產詐欺而已 -- ※ 發信站: 批踢踢實業坊(ptt.cc), 來自: 59.115.116.141 ※ 文章網址: http://www.ptt.cc/bbs/home-sale/M.1409508208.A.3D6.html
